
Water efficiency on a corporate site usually isn't limited by plant choice — it's limited by an irrigation system that was correctly designed years ago and hasn't been checked since. Drip lines drift out of calibration, sprinkler heads get blocked or knocked out of alignment, and zones end up watering areas that don't need it on the same schedule as areas that do.
The starting point for any water-efficient landscape is irrigation zoning that matches actual plant needs — turf, ornamental beds and mature trees all have different water requirements, and a single flat schedule across all of them wastes water on some zones while under-watering others. This is design work, not just a maintenance task, and it's worth getting right before planting rather than retrofitting.
Plant selection reinforces this rather than replacing it. Species suited to a site's local rainfall and humidity patterns need less supplemental water once established, which compounds the savings from good irrigation design instead of working against a poorly zoned system.
Ongoing monitoring is what actually sustains the savings. Regular irrigation system checks — looking for leaks, blocked emitters, and zones that are over- or under-watering — catch small problems before they become a dead lawn or a spiking water bill.
