These two get requested almost interchangeably, and the mix-up causes real problems — a facilities team asks for "maintenance" on a landscape that's actually well past the point routine upkeep can fix, or asks for a full rejuvenation on a site that just needs a properly scoped AMC. The distinction is really about the current condition of the landscape, not the size of the site.
Maintenance is the right call when the underlying landscape is healthy — good soil, functioning irrigation, planting that's appropriate for the site — and what it needs is consistent recurring care: mowing, pruning, feeding, pest management and irrigation upkeep on a schedule. This is an ongoing relationship, priced and scoped as an annual maintenance contract, not a one-time project.
Rejuvenation is what you need when the landscape has actually declined — compacted or depleted soil, a lawn that's thinned out or died in patches, irrigation lines that no longer distribute water evenly, or planting that's outgrown its original design. This is a bounded project with a start and end date: soil correction, selective replanting, lawn restoration and an irrigation repair or upgrade, after which the site should be back to a condition where ongoing maintenance is enough to sustain it.
The tell is usually simple: if a landscape has been on a consistent, properly scoped maintenance contract and still looks unwell, the maintenance itself might be under-scoped rather than the site needing rejuvenation. If a site has gone months or years without real attention — often after inheriting it from a previous vendor — rejuvenation almost always needs to happen before a maintenance contract can do its job.
